Insurance Deductibles
The insurance policy carried by the
Housing Corporation has a deductible of $10,000. This
means that each time we have a serious incident like a fire,
flood or other damage, we are responsible for paying the
first $10,000 of those damages. If it is
determined that the damage is the responsibility of the
tenant, that tenant is responsible for paying the Housing
Corporation this full $10,000 amount. If
you have renter's insurance, your insurance company will pay
this amount to the Housing Corporation. If you do not
have renter's insurance, you are responsible for it.
This is a recent change. Until October, tenants were
only responsible for the first $2,500 of any incident.
At the October meeting of our Board of Directors, the
decision was made to increase this amount to cover the full
$10,000 deductible.
Don't risk a huge financial responsibility like this - get
renter's insurance to protect yourself. Damages
to Your Unit The Housing Corporation
pays for all repairs to your unit that are considered to be
"normal wear and tear." If it is decided
that damage is due to a negligent or willful act (if you
purposely caused it or allowed it to be damaged), you are
responsible for payment of the full cost of the damage. Broken
Maintenance Appointments If you request
maintenance or repairs; and agree to be home to let the
repairer in, it is very important that you be at home to
keep that appointment. The person being
sent to do the repairs is being paid for by the hour.
If you are not there to meet them, we still have to pay for
that visit; and again for a second trip. As
your landlord, we are entitled in these cases to hold you
responsible for the added cost. Please
remember that broken appointments can be costly! If
you tell a repair person or Sudbury Housing staff member
that you will be home, please keep that appointment.
It helps us keep our maintenance costs down, and helps you
avoid a possible charge on your account. |
